How Much Does a Home Renovation Cost in Petaling Jaya (2026)?

"How much will it cost?" is the first question almost every homeowner in Petaling Jaya asks before a renovation. It's also the hardest one to answer honestly without seeing the property. What we can do is share the published ballpark figures from Malaysian sources, explain what moves the number, and suggest how to budget without nasty surprises.

Start with the published ballpark figures

Malaysian sources publish nationwide ballpark figures for a complete renovation. Qanvast's December 2025 estimate, for example, puts a complete condo renovation at RM80,000 to RM150,000. These are not PJ-specific quotes, and your project may land well outside them: a partial job costs far less, while a full gut of an older semi-D with premium finishes can cost much more. We keep the full table by property type, plus iProperty's budget tiers, in our renovation & interior design cost guide for Petaling Jaya.

Why Petaling Jaya renovations vary so much

PJ is one of the Klang Valley's oldest planned towns. Its older SS and Section neighbourhoods, Damansara Jaya and Bandar Utama have many terrace and semi-detached homes that have been lived in for decades, while newer areas are full of condos. That mix creates a wide spread of costs.

How to budget sensibly

  1. Decide your priorities. Which rooms matter most, and what must be done now versus later?
  2. Set a range, not a single number, and keep a contingency for surprises once work starts, especially in older homes.
  3. Compare quotations on the same scope and specification. A lower price often means fewer items or cheaper materials.
  4. Check what's included: design fees, approvals, debris disposal, appliances, lighting and furniture.
  5. Do the "invisible" works together with the visible ones. Adding rewiring after new flooring and carpentry are in usually means paying twice.

How a quotation should be built

A trustworthy quotation starts with a conversation about how you live and what you can spend, then a site visit to measure and check the condition. Only after a layout and material selection should a quote be priced line by line. Be cautious of a firm per-square-foot price given before anyone has seen your home.

At Adesso Studio, a design and build studio in Bandar Utama, we follow that approach for every project, and we've written up the full set of figures and factors in our renovation and interior design cost guide for Petaling Jaya. If you're planning a renovation in PJ, it's a useful place to start before you collect quotations.
