Our studio is in Bandar Utama itself, at G-2 Westpoint on Jalan PJU 6A, Lebuh Bandar Utama. For homeowners in BU, that means your renovation team is minutes away, not across the Klang Valley. This page covers how we handle renovation in Bandar Utama, from the first site visit to handover, and what is worth knowing before you start.
Bandar Utama is a well-established township in Petaling Jaya, best known for 1 Utama shopping centre. Many of its residential streets are lined with terrace, semi-detached and bungalow homes, alongside condominiums and apartments near the commercial centre and on its edges. Neighbouring areas such as Damansara Utama, Bandar Sri Damansara and Taman Tun Dr Ismail have a similar mix.
Many landed homes here have been lived in for a long time. When a family takes over an older BU terrace or semi-D, the renovation often starts with the basics: checking the wiring and the distribution board, replacing old pipes, waterproofing wet areas and roofs, and levelling floors. These items aren't glamorous, but getting them right first protects everything that comes after, from new flooring to built-in carpentry.
Every project follows the same six steps: consultation, moodboard, space planning, 3D visualisation, realisation (the build) and handover. The length of each stage depends on your scope. Painting, lighting and carpentry can be completed far faster than a renovation that involves hacking walls, moving a kitchen or replacing plumbing. Council approval for structural or external works also needs to be built into the schedule. We give you a project schedule with your quotation, and update you as the works progress.
A practical tip: if you are moving into an older home, plan the "invisible" works (wiring, plumbing, waterproofing) together with the visible ones. Doing them later usually means hacking finished surfaces and paying twice.
Bandar Utama falls under Majlis Bandaraya Petaling Jaya (MBPJ). For landed homes, structural, extension or external works such as a rear extension or a new porch generally need an MBPJ permit. Some residential areas also have residents' associations or guarded-community rules about contractor access. For condos, the JMB or MC usually requires a renovation application and deposit. We help you work out what applies before the work starts.
The figure depends on the size and condition of your home, your scope and your materials. Qanvast has published these nationwide ballpark figures for a complete renovation:
| Property type | Published estimate (Qanvast, Dec 2025) |
|---|---|
| Condominium | From RM80,000 to RM150,000 |
| One-storey landed home | Around RM120,000 |
| Terrace house | From RM180,000 to RM220,000 |
| Semi-detached | Around RM300,000 |
| Bungalow | From RM300,000 to RM400,000 |

Bandar Utama is under MBPJ. Structural, extension or external works on landed homes generally need an MBPJ permit, while interior-only works are usually simpler. Condos need management (JMB/MC) approval. We advise on your specific scope.
It depends on the condition we find on the site visit. In older homes it is often worth doing wiring, plumbing and waterproofing at the same time as the visible works, so finished surfaces don't need to be hacked later.
It depends on the scope and approvals. Carpentry and painting take far less time than hacking, rewiring and kitchen relocation. We give you a schedule with your quotation once the scope is agreed.
We quote after a site visit. As a published reference, Qanvast estimates RM180,000 to RM220,000 for a complete terrace house renovation in Malaysia. Our cost guide explains what moves the figure.
